FAQs

Quick Answers to Your Common Questions

Does Medemer Funding lend directly?

Medemer Funding operates as a commercial mortgage brokerage and helps connect investors with financing options through lender relationships.

Do you work with first-time investors?

Yes! We want to create access for everyone to get involved in real estate investing. We can help newer investors understand deal structure, loan fit, and financing readiness.

Are approvals guaranteed?

No. All loans are subject to lender underwriting, borrower qualifications, property eligibility, and applicable laws.

What states do you currently operate in?

Medemer Funding is based in Kansas City, Missouri and is focused on operations in Missouri and Kansas, however, we may also be able to assist with investment property financing in Alabama, Colorado, Indiana, Oklahoma, Tennessee, Texas, Wisconsin, and Wyoming. Availability may vary based on the property location, loan type, lender requirements, licensing rules, and applicable state law.

All financing requests are reviewed on a case-by-case basis. Medemer Funding does not provide owner-occupied residential mortgage loans, consumer-purpose loans, or loans for personal, family, or household use.

What fees do you charge?

Medemer Funding may receive a broker fee or other compensation in connection with a successfully closed loan. Compensation may vary depending on the selected lender, loan type, loan amount, and transaction terms.

Any borrower-paid fees will be disclosed before closing. Broker compensation is typically paid at closing through the title or settlement process, unless otherwise agreed in writing.

What information do I need to submit for a loan scenario review?

To review a scenario, Medemer Funding typically needs the property address, purchase price or current value, estimated rehab budget, ARV or rent estimate, desired loan amount, borrower experience, available liquidity, timeline, and exit strategy.

How does the loan scenario review process work?

You submit the required information via our online Borrower Intake Form. Medemer Funding will then review the scenario, help you identify which financing path may fit, and explains what additional information or documents may be needed before moving forward.

Can Medemer Funding help me know if my deal is financeable before I go under contract?

Yes!! One of our main goals is to help investors understand whether a deal is financeable before they move too far into the process.

While we cannot guarantee lender approval, we can help review key deal inputs such as purchase price, renovation budget, estimated value, rental income, liquidity, credit profile, and exit strategy so you have a clearer idea of what lenders may consider.
